Methodology: The Suburbtrends Vacancy Index uses a rolling 12-month base indexed to February 2025 = 100. Vacancy rates derived from sampled rental stock across major listing platforms. Rent medians sourced from SA3-level lease transaction data (12-month rolling). Rent forecasts use an OLS model (R² 49–59% houses, 37–43% units) incorporating SVI momentum, vacancy level, and lease days-on-market. Minimum stock threshold: 200 houses / 100 units.
