Methodology: The SVI Rent Review Forecast projects 12-month rent growth at the April 2026 review date using an OLS model built on SVI momentum, vacancy rate, and lease days-on-market. Model R² is 49–59% for houses and 37–43% for units — meaning current vacancy dynamics explain roughly half of the variation in future rent outcomes. The SVI itself measures change in vacancy counts against a rolling 12-month base (Feb 2025 = 100). Lower SVI = fewer vacancies = tighter market = stronger forecast rent growth.
