The Apartment Discount.
How much you save choosing a unit over a house, in every capital — matched bed-for-bed (2- and 3-bedroom) so it measures the dwelling difference, not just size. Set the line for how big a discount counts, and see where an apartment saves you the most — in dollars or as a percentage.
How to read it: the discount is matched by bedroom count — a 2-bed unit against a 2-bed house, and a 3-bed unit against a 3-bed house — then averaged across the two bands, so it isn’t inflated by houses simply being bigger. Each row’s sub-line shows the bands used. Bands where a unit reads dearer than the same-bed house (thin-sample artefacts) are dropped. Switch between dollars and percent (the unit’s discount off the house price). Markets at or above your line glow; flip to Tightest to rank where the discount is smallest. Markets are SA3 areas carrying enough house and unit sales to compare. Greater Capital City areas, ABS GCCSA. Source: Suburbtrends, May 2026.
Kent will send the full ranking behind this exact cut — every market, by capital city and rest-of-state — and a quote you can attribute, with an embargo if you need one. Want him on air? He'll confirm a time.
