Method. Median sale price and days on market are Suburbtrends rolling 12-month figures for the SA2, houses. SEIFA is the ABS 2021 IRSAD index, expressed as the suburb’s SA1-weighted average decile. SEIFA spread is the count of the suburb’s ABS SA1 blocks in each IRSAD national decile. Maps show ABS ASGS 2021 SA2 boundaries. How to read this shortlist
Suburbs are ranked by 3-bedroom house median, lowest first, so the budget trade-off is explicit. SEIFA shows the suburb’s average ABS socio-economic decile (1 = most disadvantaged, 10 = most advantaged). The SEIFA decile spread shows how the suburb’s ABS SA1 blocks distribute across the ten national deciles — a fuller picture than a single average, revealing whether a suburb is uniformly placed or socially mixed. Days on market signals how quickly you would need to act.
