A pipeline that radiates out of a single CBD core

Unlike larger regional cities whose projects spread across multiple precincts, Bathurst's pipeline is tightly clustered. The Howick Street health corridor alone carries three of the five projects — the hospital redevelopment, the BIMC, and the multi-storey carpark that serves both. The CSU campus on the Panorama side hosts the digital layer, and the Macquarie River anchors water security at the city's western edge.

For an SA3 of 46,200 people, concentrating $322M of spend within two kilometres of the CBD is a genuine precinct-building strategy. Accessibility to jobs, health and services becomes a walkable advantage.

Delivery Read

Funded and underway; execution risk is narrow

The $200M hospital is in delivery with a main-works contractor appointed in August 2025 and completion scheduled for 2028. Stage 1 of the water-security programme began construction in 2025 after an earlier contract was re-let. The IBM CIC is already operating on campus.

The watch-points are the two CBD private-health components — BIMC and the carpark. Both are funded in principle but sit in State Significant Development approvals and depend on one another. If they slip, the hospital still delivers; if they land, Bathurst gets a full private-public health precinct rare outside metro centres.
