How to read it: the wait assumes the deposit you've selected and a flat monthly saving — before price growth, interest earned, or buying costs. A 20% deposit clears lenders mortgage insurance; a 10% deposit typically attracts it, which isn't counted here. “Typical price” is the sale-weighted median across each capital's markets, and the same saving applies everywhere — so the gap you see is the price gap.
