Most market data waits to be handed a feed. Suburbtrends starts from the other end: the G-NAF, Australia's authoritative geocoded address file of more than 15 million addresses, and polls AI search engines at address level, at national scale, every month.
Where the search surfaces a live listing at an address, we capture the listing date, property type, listing agent and listing agency — structured, geocoded, and matched back to its local market. Where an asking price is published we use it; where it is not, we apply our own estimate from the Suburbtrends median price series, matched on property type, bedroom count and listing month. Estimated commission is then derived using state-level benchmark rates by price band.
The result is a listings dataset assembled independently, from the address up — owned end to end, refreshed monthly, and honest about what it is: every dollar figure on this platform is deliberately labelled an estimate.
